Timber Frame

External Walls
• Skye Marble roughcasting on 100mm blockwork. 50mm cavity,
   140mm timber frame with 140mm insulation.

• Tumbled buff stone around garage (where garage included)
   and panels.

Roof and Fascias
• Concrete interlocking roof tiles and stained painted fascias.

Floors
• Ground floor 22mm waterproof flooring on 70mm joists on concrete
   floor with 100mm insulation below.

Windows and Doors
• All windows and doors are Nordan red pine “H” type made from
   slow grown redwood with a u value of 1.3.
• Windows are top hung reversible with severe exposure rating
   with 23mm factory fitted Low “E” double glazing and argon filled.
• All external doors are Nordan 60mm insulated with 3 point
   locking system.

Plumbing and Heating
• Gas boiler with unvented hot water tank.
• Thermostatically controlled radiators throughout.
• Showers in en-suite and over bath have quality mixer valve and
   shower door/bath screen.
• White sanitary ware throughout.
• Wet wall to wet areas around bath and en-suite shower.

 

Kitchen / Utility
• Choice of kitchen doors, handles, worktop is available from
   bespoke kitchen designers Riverside Kitchens, Elgin.
• AEG or Zanussi integrated appliances - electric oven, gas hob,
   dishwasher and fridge/freezer. Quality stainless steel cooker
   hood included.

 

Electrical
• TV sockets at lounge and main bedroom, ample sockets throughout.
• Telephone points at main hallway and main bedroom .
• Shaver points to bathroom and en-suite.

Internal finishes
• 40mm veneer doors throughout.
• Quality chrome ironmongery.
• Deep ogee redwood facings and skirting throughout (painted MDF
   option available) .
• Redwood staircase with deep handrail and spindles.
• Insulated loft hatch
• Upgrade to hardwood oak or white finishings – please ask for quote

 

Decoration
• All walls 3 coats soft cream emulsion, all ceilings 2 coats white
  emulsion (each room may be painted in individual colours at extra cost).
• All woodwork 3 coats clear or painted finish (painted finish at extra cost).
• Moulded cornice to main hall, lounge, family room.

Gardens
• Turf laid to front gardens, back gardens in prepared top soil
• 1.8m high slatted fencing to rear garden of house
• Front elevation open.

Driveway / pathways
• Champagne stone chips to drive
• Paving slabs to front and rear door.

Guarantee
• All homes have the benefit of the NHBC 10 year build mark insurance.
